Need lodging near Plaka, Monasteraki, Thission

My wife and I want to stay in the "old" part of Athens near the Acropolis. There are way too many choices!

(1) Is there a difference between the Plaka, Monasteraki, and Thission areas? Would you recommend one over another?

(2) We want to avoid boring euro-hotels. We're looking for something cozy with a good view of the acropolis, and easy walking distance to the metro, agora, acropolis, syntagma, nice authentic restaurants, etc. We need a private room with AC for less than 75E per night. Friendly, helpful service would be a plus. Any recommendations?

They are very close to each other, easily within walking distance. I've stayed several times at the Hotel Attalos in Athinas Street. Clean, cheap and cheerful and a great rooftop bar. Helpful reception staff, too.
Think it fits your criteria.

Enjoy!
